We certify that our inspectors have no interest, present or contemplated, in this property or its improvement and no involvement with trades people or benefits derived from any sales or improvements. To the best of our knowledge and belief, all statements and information in this report are true and correct.

Should any disagreement or dispute arise as a result of this inspection or report, its should be decided by arbitration and shall be submitted for binding, non-appeal able arbitration rules then obtaining, unless the parties mutually agree otherwise. In the event of a claim, Client agrees not to disturb or repair or have repaired anything, which may constitute evidence relating to the complaint, except in the case of an emergency.

This inspection will not identify the manufacture of the drywall. This inspection does not testing for environmental, chemical compounds in the air, Mold, Lead or any other type of test or laboratory inspection.

This inspection is not valid or intended for insurance purposes.

Electric
1) Modifications were made to panel. Electric panels and equipment are Underwriter Laboratory rated devices, and modifications to them are not allowed. Sharp points screw were found, this is hazardous, when screwing on a electrical panel cover if the screw has a sharp point and it hits a wire and penetrates the insulation, the person screwing in the screw may get shocked or injured. The sharp points could also damage the wire insulation and arching may result, causing a breaker to trip.
Recommend that a qualified electrician evaluate and replace components or make repairs as necessary.

Heating, Ventilation and Air Condition (HVAC) 2016
3) Is always recommended for new owners to service clean to the coil before move in. Also remember to change or replace the A/C filter at least once a month.

Bathroom
5) The hot water supply for the sink was inoperable due to the missing water heater and/or not water supply connection to this side. Recommend that a qualified plumber evaluate and repair as necessary.

Foyer
7) Circuit wires connection for overhead light in this area were not working or substandard installed. Due to this condition no power can be obtained to this fixtures. Recommend that a qualified electrician evaluated and repair as necessary.
8) Commercial properties shall have accessible with easy access portable fire extinguishers for use by employees on Class B fires so that the travel distance from the Class B hazard area to any extinguisher is 50 feet (15.2 m) or less. This extinguisher is located in the bathroom inside the closet and needs to be relocated.
