Authorization and Use of This Report: Acceptance and Use of this report belongs to the Client and represents authorization for the Inspector to perform a "Home Inspection" at the stated address. Present or absent, the client understands that the written report is only a summation of observations and is aware that the inspection is limited to accessible areas and is primarily visual. Its purpose is to provide the Client(s) with a more complete evaluation of the physical aspects of the property at the time of the inspection. The Inspector agrees to use his best efforts and abilities, consistent with 'Home Inspection Standards of Practice', and to provide me with his good-faith opinions of the condition of the premises. Electric Service-Main & Sub-Panels
4) Safety, Needs Attention, Install/Missing -  Electrical Service-Main Panel
A. The Inside cover panel was missing/not installed
B. Some additional labeling is needed.
***Inspectors do not predict life expectancy of Main Service Panels or determine the need for upgrading. Upgrading of older functional Panels is at the discretion of the Buyer unless otherwise required by an Electrical Professional Evaluation.
5) Evaluate -  Solar Power Systems. Inspection of Solar Power Systems is a Specialized type of Inspection and not within the scope of a Home Inspection. These systems are viewed for physical damage but are not Inspected for General operation or efficiency by Home Inspectors.
***Recommend a Specialized Evaluation & Inspection by the original installing company or Independent Solar Professional.
HVAC-Heating and Cooling
6) Safety, Needs Attention, Repair -  The Electrical Conduit needs to be secured to the wall within 12" of the disconnect box
7) Needs Attention, Repair, Maintain -  Maintain or repair freon line insulation as needed.
Water Heater
9) Safety, Needs Attention, Repair -  The Water Heater Platform needs to be re-drywalled. The Platform is part of the Garage Firewall System.
Exterior/Foundation
11) Maintain, Cosmetic -  Exterior Cosmetic Conditions-General
Roof
13) Needs Attention, Repair, Maintain, Comment -  Roof Views. On or more locations where a few shingles were lifting were observed. This a maintenance condition. The Roof was in otherwise good condition.
Garage
15) Safety, Needs Attention, Repair -  Firedoor. The self-closing device on the garage-dwelling door needs adjustment repair or replacing. This door needs to self-close & latch when operated.
***The door is intended to prevent vehicle fumes from entering living spaces and to slow the spread of fire from the garage to living spaces.
16) Safety, Needs Attention, Repair -  Loose or unprotected electrical romex wiring was noted in one or more locations. Support or protect as required by securing to support boards, covering with drywall or installing in conduit.
***Related Professional-Electrician
18) Evaluate -  Garage View(s). Some or all Floors & Walls were obscured by Stored items and/or Gym equipment limited evaluation of some areas of the Garage Floors and Walls.

Fireplaces & Chimneys
19) Safety, Needs Attention, Repair, Install/Missing, Evaluate -  Fireplace & Chimney. The Fireplace was 'Unsafe' for use due to the following Concerns.
A. A wood frame which is a combustible material was installed around the firebox opening and needs to be removed.
B. The back refractory panel was loose/out of place and needs to be re-secured.
C. The Hearth Screen & Glass Doors were missing/not installed
D. NO Log rack or Gas Log set was installed..
Grounds/Yard Areas
20) Needs Attention, Repair, Evaluate -  A An ungrouted/unfinished retaining wall, also appearing to have No Rebar re-enforcement was observed. Ask the Seller regarding this condition recommended. Evaluate for Repair and or Finishing of the Wall is needed.
21) Needs Attention, Repair -  The W side rear gate needs to be adjusted for ease of operation and to open fully.
22) Needs Attention, Install/Missing, Comment -  NO Property Line Fence was installed on the slope on the W side of the Home.
***Typically needs Neighbor cooperation.
24) Cosmetic -  Some cracking in the patios and or sidewalks, was noted. Condition is due to normal/natural/typical expansion and contraction over time, and is Cosmetic in nature.
Interior/General
25) Safety, Needs Attention, Repair -  One or more stair balusters were loose and need to be secured.
26) Safety, Needs Attention, Install/Missing -  An Additional Carbon Monoxide detector needs to be installed needs to be installed in the downstairs bedroom hallway or a device located near the kitchen relocated.
***A Carbon Monoxide detector was otherwise installed the upstairs edroom Hallway.
27) Safety, Needs Attention, Install/Missing -  An Additional Smoke Detectors need to be installed in the upstairs Hallway.
***Smoke Detectors were otherwise installed Per Standard.
Laundry
28) Needs Attention, Repair, Evaluate -  The Drywall behind the Washer needs Repair. Ask Seller regarding possible past Plumbing Repairs.
Kitchen
30) Needs Attention, Repair, Evaluate -  A crack in the granite in front of the Sink was noted. Evaluate for Repair as required,
31) Needs Attention, Repair -  Stove. The right front stove burner was an operable. The igniter did not function when tested.
32) Needs Attention, Replace -  The Dishwasher Air-Gap Cap is cracked and needs to be Replaced.
Primary Bath 1
37) Cosmetic, Serviceable -  Tub/Shower. What may be a location where a professional tub surface repair was made was observed.
Bath 2
41) Cosmetic -  A visible patch observed where a Medicine Cabinet was removed was observed.
Bath 3
46) Needs Attention, Repair, Evaluate -  Shower
A. A substandard/home-made shower wall repair was observed. Evaluating for a 'Professional' Repair is recommended.
B. The Shower Door binds in the jamb and needs to be adjusted to close without restriction.
47) Needs Attention, Repair -  Vanity. The sink drained slowly when sink systems were tested.
48) Cosmetic -  A visible patch observed where a Medicine Cabinet was removed was observed.
Primary Bedroom 1
51) Safety, Needs Attention, Repair -  The Electrical Outlet is ungrounded.
