General Information
1) Sprinkler system installed on this property. Winterized at this time.
2) Alarm system installed on this property. Consult current owner about operation.

Grounds
4) North sidewalk and drive have some cracking and settling.

Basement
9) Handrails at one or more flights of stairs were missing. This is a potential fall hazard. Handrails should be installed at stairs with four or more risers or where stairs are greater than 30 inches high. Recommend that a qualified contractor install handrails where missing and per standard building practices.

Roof
13) Roof installed 2004 . Sold as a 25 year roof.

Attic and Roof Structure
15) Power vent has been removed and the electric wire has not been put in a sealed electric box.
16) Bathroom exhaust fan vents into the attic and not outdoors.
17) Some insulation pushed aside for some reason. Needs to be spread back out evenly.

Electric
20) Smoke alarms were missing from one or more bedrooms. Additional smoke alarms should be installed as necessary so a functioning alarm exists in each hallway leading to bedrooms, in each bedroom, on each level and in any attached garage. For more information, visit:

21) No carbon monoxide alarms were visible. This is a potential safety hazard. Some states and/or municipalities require CO alarms to be installed for new construction and/or for homes being sold. Recommend installing approved CO alarms outside of each separate sleeping area in the immediate vicinity of the bedrooms on each level and in accordance with the manufacturer's recommendations. 22) Exterior spotlights are not rated for exterior use. These should be changed to LED bulbs

Water Heater
31) water heater manufactured in 2010.

Heating, Ventilation and Air Condition (HVAC)
33) Insulation on the heat pump or air conditioning condensing unit's refrigerant lines was deteriorated or missing in some areas. This may result in reduced efficiency and increased energy costs. Recommend that a qualified person replace or install insulation as necessary.
34) Whole house humidifier needs a new pad annually.

Fireplaces, Stoves, Chimneys and Flues
42) Metal chimney cap should be sanded and re-coated to extend the life.

Bathrooms, Laundry and Sinks
45) The bathroom with a shower or bathtub at location(s) #B didn't have an exhaust fan installed. Moisture can accumulate and result in mold, bacteria or fungal growth. Even if the bathroom has a window that opens, it may not provide adequate ventilation, especially during cold weather when windows are closed or when wind blows air into the bathroom. Recommend that a qualified contractor install exhaust fans per standard building practices where missing in bathrooms with showers or bathtubs.

Interior, Doors and Windows
48) Exterior garage service door needs replaced.

50) House has been treated for carpenter ants and is on a maintenance program.
