Thank you for visiting! Please feel free to give me a call or email me if you are looking for a trained home inspector who will treat you like family and make sure you have all of the information possible you need on the house of your dreams before you make that very important decision to buy it.

If you're in a new build, I encourage you to hire a trained inspector (such as myself) to help you find anything the builder missed. At the rate they are building homes, it is likely that there are a few areas (that you can't easily see) that need attention such as the attic, roof and crawl space. As your inspector, I would be on your side to make sure the builder fixes anything I find that is in need of their attention. I wish I knew I could get an inspector on my side when I first bought my home. Learn from my experience!

For prospective buyers I encourage you to show up on site for the inspection. At the end of my in-depth inspection, I would love to walk the property and dwelling with you and describe any concerns I have noticed and to show you where important maintenance and safety items are located so that you feel confident in your buying decision and potential home ownership. Your home inspection shouldn't be rushed. I perform every inspection as if it were my family potentially moving in. I became a home inspector to help those out that don't know much about how homes should function and to educate people on how they should.

On the day of the inspection, we will both sign an Inspection Agreement which outlines my duties and limitations as your home inspector and your obligations to pay for the inspection.

You will have the detailed inspection report (within 24 hours after I conduct the inspection) via email. I will attach a PDF version of the report to the email and include a link for the online version. The online version of the report will have click-able links to quickly jump to sections you want to read first and allows you to zoom in on any photos. There will be large photos and detailed explanations of why certain areas are of concern. If there are any questions about the report, I will be happy to assist. Raw high-definition picture files can be sent via email if requested.

I am a general home inspector and a human. I am not a code enforcer and cannot see into the future nor possess x-ray vision. There are areas that I simply cannot see or get to in a home inspection. It is possible that I miss something but I mitigate that possibility as much as possible by taking my time and exploring as much of the home as I can. I will go into attics and crawl spaces that other inspectors may not because I want to do the best job possible for you.

Payment in person is accepted as cash, check or via PayPal. Credit card payments will be sent via email and a transaction fee of 3.5% will be added to the total charge. Pricing chart is shown below. Detached garages run $50 extra for a single bay, $80 for a double and $100 for a triple bay.
ADU's run $200 and up depending on size.

I travel within the circle shown below for no charge. All properties outside of this zone will incur a travel fee of $1.00/mile from the center of the circle (I-25 & HWY 119):
