Foundation and Grounds
1) Repair/Replace - Washers an/or nuts were missing for one or more anchor bolts that tie sill plates to foundation walls. Washers and/or nuts should be installed for adequate seismic reinforcement.

2) Repair/Replace - 2 inch steel plates should be used as washers for anchor bolts that tie sill plates to foundation walls. Standard washers were used instead and do not provide the same strength as 2 inch plates. The washers should be replaced with 2" steel plates per standard buildng practices.

Floor System
8) Repair/Replace, Evaluate - One or more engineered floor joists, floor trusses, glue lams or structural composite lumber appeared to have been cut, damaged or modified. The floor structure has likely been weakened as a result. These components should only be modified by registered design professionals. Consult with the builder to determine if modifications were approved. If not then modified components should be replaced.

9) Repair/Replace - One or more support posts or columns were not secured to the footing below. Restraints at these locations are required to prevent lateral movement. Repairs should be made as necessary.

Wall System
12) Repair/Replace, Evaluate, Comment - The top plate of the master bedroom door ways were cut and not properly supporting the truss above. Recommend evaluation and repairs to ensure proper support by a qualified contractor.

13) Repair/Replace - One or more studs in bearing and/or exterior walls had holes bored into them that were too large. Bored holes should not exceed 40% of these studs' depth. This can significantly weaken the structure. Repairs should be made as necessary.

Roof System
17) Repair/Replace, Evaluate - One roof truss or engineered joists or rafters were cut, damaged or modified. The roof structure has likely been weakened as a result. These components should only be modified by registered design professionals. Consult with the builder to determine if modifications were approved. Repairs should be made if necessary.

18) Repair/Replace - Roof-wall connector devices were missing or substandard at one location. These are required in high wind areas to more securely connect the roof to the main structure. Repairs should be made as necessary.

19) Repair/Replace - Gutters were not installed / missing. Recommend installing to help control water and to direct it away from the foundation.

HVAC System and Mechanical
20) Safety, Repair/Replace, Evaluate - No exterior disconnect switch was found for the outside condensing unit. These are normally installed to prevent the condensing unit from responding to the thermostat off-season, or during maintenance. A qualified heating and cooling contractor should evaluate and install one as necessary.

Plumbing
22) Repair/Replace - PEX plumbing pipe was observed to be overbent. Typically, the pipe is limited by the manufacturer to bend at a radius of 8x the pipes diameter. This can result is restricted water flow and leaks if damaged. Recommend correction.

Example a 1/2" pipe should not be bent tighter than 4 inches

23) Repair/Replace - The sump pump discharge pipe was routed so that it drained close to the foundation. Prolonged, high levels of moisture in soil can cause foundation settlement and failure. If drainage is near a crawl space or basement, water can accumulate in these spaces. Repairs should be made as necessary.
