The best weapon in the arsenal of a home buyer or seller is a professional home inspection. Home inspection offer an in-depth evaluation of a homes four main components: the structure (is it sound), the plumbing, electrical and HVAC systems (are the functioning as intended). You deserve to know the condition of the largest single investment you will make.

What Does a Typical Home Inspection Cover?
It is a visual examination of the external and internal conditions of a home. It includes: foundations, slabs and floors; internal and external walls and ceilings; garage and carports; sidewalks and driveways; roofs, attics, insulation and ventilation; plumbing and electrical systems; appliances and heating and cooling systems.

My focus is:
Is everything operational at this time?
Is the home safe?
Are the components installed in a professionally?
Are there deficiencies or signs of potential failure?
Should small things be repaired or replaced now to prevent large expenses in the future?

Who Needs A Home Inspection?
Buyers and Sellers of Pre-owned or new construction homes. The inspection will ensure the condition of the property and protect both parties through any financial transactions.

How Much Time Is Needed To Conduct A Home Inspection?
Depending on square footage, condition and items to be inspected in the home or on the property, typically an inspection takes from 2 to 4 hours.

When Will You Get Your Report?
The easy to read and understand web-based report is generally emailed by mid-day the next day. Not all reports are the same and I encourage you to view a sample report at www.reporthost.com/heckhi.

Does A Problem Mean You Should Not Buy?
The report is meant to describe the present condition of the property. It does not necessarily mean you should not buy the house. The fact is there are no perfect homes and both new and older homes have opportunities for improvement.

I Would Like To Attend The Inspection. Is This OK?
I encourage all customers to attend the inspection. It is considered an educational sessions for you. If you cannot attend the entire inspection, I recommend that you come at the end to receive a summary.

VISUAL EXAMINATION
A home inspection is a visual examination of the accessible components of a home from the foundation to the roof. I can identify non-functioning systems, damaged building components, safety issues, and items that are approaching the end of their service life. A home inspection is not a warranty, insurance program, appraisal, or municipal code compliance check, but it is a tool to assist you in understanding the condition of a home and to help reduce the risk of unanticipated expenses.

SERVICES I PROVIDE:

Pre-Purchase Home Inspections:
Homebuyers need a professional inspection so that they can learn the true condition of the home they are planning to purchase. Few homes are perfect and our quality home inspection can provide the valuable information necessary to make an informed purchase decision. The inspection cost is small compared to the peace of mind that can be gained by knowing the true condition of the property.

Pre-Listing Inspections:
Home sellers can use a home inspection to find items in need of servicing or repair before putting their home on the market. A home that is in top condition is easier to market and attracts better offers. Making repairs in advance helps reduce the stresses for everyone involved with the negotiation and closing process.

If you have owned your home for several years a home inspection can provide you with valuable information about needed repairs and necessary maintenance. All homes need regular maintenance and a thorough inspection can help protect the value of one of your largest investments.
